Asbestos Testing Solutions for Homeowners

Why Test for Asbestos?

 Asbestos was widely used in building materials for decades due to its fire resistance and durability. However, it is now known to pose serious health risks, including lung cancer, mesothelioma, and asbestosis. Inhalation of airborne asbestos fibers can lead to irreversible damage, making testing crucial—especially before any renovations, demolitions, or restorations.

Ontario Regulation 278/05 under the Occupational Health and Safety Act (OHSA) requires asbestos testing in designated circumstances. Homeowners and business owners alike have a responsibility to ensure materials are assessed before disturbing potential asbestos-containing materials (ACMs).


 When Should You Test for Asbestos?

  • Before home or commercial renovations
  • Prior to demolition of a structure
  • During property transactions or real estate inspections
  • If there is visible damage to older insulation or ceiling tiles
  • After floods, fires, or other events that disturb building materials
  • When purchasing or leasing a commercial property built before the 1990s


 

Common Areas Where Asbestos May Be Found

In both residential and commercial properties, asbestos-containing materials may include:

  • Flooring: Vinyl tiles, linoleum backing, mastic adhesive
  • Ceilings: Popcorn/textured ceilings, ceiling tiles
  • Insulation: Around pipes, boilers, ducts, and attics
  • Wall materials: Plaster, drywall joint compound, cement boards
  • Roofing and siding: Shingles, cement siding
  • Fireproofing materials: Spray-on insulation, fire doors
  • Basement materials: Transite panels, duct insulation

If your property was built before the mid-1990s, it’s wise to test before any disturbance.

How to Collect Asbestos Samples

 Proper sample collection ensures reliable results and safety. Here’s how to prepare your sample for lab submission:

For Construction Materials:

  • Collect approximately 5 cm x 5 cm x 3 cm of material (e.g., drywall, ceiling tile, flooring).
  • Place the sample in a sealed plastic bag.
  • If the material has visible layers, each layer will be analyzed as an individual sample.  
  • Collect vermiculite samples in large sealed plastic bags. It is recommended to analyze three samples (approximately one cup in size) from different areas of the attic. 


For Rock or Mineral Powders:

  • Submit 200 grams of crushed rock or mineral powder in a sealed plastic bag.  

For Soil Samples:

  • Submit 500 grams of soil, in a sealed, leak-proof plastic bag.  

Labelling:

  • All samples must be clearly numbered or labelled.
  • Provide a simple description of the sample location (e.g., “Ceiling Tile – Kitchen”)

Safety Note:

  • Wear appropriate PPE (e.g., gloves, mask, protective outer clothing) when collecting suspected ACMs.
  • For hazardous materials, submit MSDS (Material Safety Data Sheets) if available.

Our Testing Method: Polarized Light Microscopy (PLM)

 All asbestos analysis is conducted using Polarized Light Microscopy (PLM), the standard method for bulk asbestos identification.

  • Based on EPA Method 600/R-93/116 
  • Complies with Ontario Regulation 278/05
  • Particles greater than 1 μm are analyzed using transmitted polarized light
  • Identifies asbestos type (chrysotile, amosite, crocidolite, etc.) and estimates concentration
